Costa Rica is a tropical country, situated between 8° and 11° North latitude, fairly close to the equator. Although in the mountains above 2,000 meters you get much cooler temperatures, the average annual temperature for most of the country is made for perfect rest & relaxation ~ between 71°F and 81°F.With over 1,290km of coastline, and bordered by Nicaragua and Panama, Costa Rica is a country full of rich, costal plains separated by rugged mountains, of which over 100 are volcanic cones.  Because of it's expansive coastline, Costa Rcia offers some of the best surfing, sport fishing, diving and snorkeling in the world!



Even though Costa Rica is a small country (slightly smaller than West Virginia), it has a great biological and habitat diversity due to the convergence of two hemispheres, two oceans, and its varying geography.  This creates wonderful changing views for travelers & locals alike. There is a mountain chain that forms a back- bone down the length of Costa Rica.Costa Rica's progressive approach to conservation has resulted in the maintenance of lush jungles which are home to playful & curious monkeys, sloths, crocodiles, countless lizards, frogs and an astounding variety of butterflies, insects and exotic birds. Endangered sea turtles nest on both coasts, and majestic cloud forests protect secretive birds and elusive jungle cats.

Though you might not associate it with a tropical country, Costa Rica has quite a cowboy culture. The tradition is primarily based in the province of Guanacaste, one of the first parts of the country to be settled by the Spanish, where vast cattle ranches cover rolling hills and forest-draped volcanoes tower above it all. Mountain resorts and nature lodges located all over the country offer horseback tours, which can lead you through pastures, tropical forests, or down beaches, and often stop at waterfalls and swimming holes. Horseback tours are excellent opportunities for bird watching and getting close to wildlife, and the people who lead them usually have eagle eyes peeled for interesting critters.



In Costa Rica, property can be owned in many ways & in any combination of the following: individual & joint ownership, a trust, household property, or in the name of a corporation. The most common form of ownership in the country is through a corporation, and one or more individuals and/or companies can own at any time. Additionally, joint ownership can be in the form of a percentage of the property, or be physically localized on the property.



Most shoreline property is owned by the Costa Rican government, and can only be developed through a concession which is granted by the government and lasts between five and twenty years. Yearly payments must be made to the Concession Registry to keep it current/active. These concessions place some restrictions on foreigners.  For example, foreigners must have lived in Costa Rica for at least five years as a legal resident to be granted a concession individually, and if the title to the concession is owned by a corporation, that corporation can be under no more than 50% foreign ownership.



With its progressive outlook on preservation, and due to deforestation concerns, Costa Rica maintains certain ecological restrictions on developments near forestry reserves and ecological buffer zones.  If a property lies near one of these reserves or buffer zones, restrictions on building may be imposed on new construction or renovation projects.  Because of this, builders are advised to be careful in signing waivers to obtain building permits because the waiver to collect indemnification for improvements allows the government to purchase the land without taking the value of improvements into account.
